Expertise and knowing what to look for when searching for the right house is very important to put in mind this search criteria

As an Investment  realtor I have noticed that many factors are involved when evaluating a property. These factors play a considerable role in determining whether or not a property will hold its value even during a market downturn. Regardless of if you are buying in a buyers or sellers market these considerations must be taken into account in order to potentially maximize your return on your Investment.

The size of the Lot, 2- curb appeal , 3 - layout of the house , 4 size of bedroom , 5 the area and location ,

If you compromise on those 5 essentials the property might not hold its value if the market slows down and if the market is hot it might not give you the maximum appreciation

  • Platinum and Gold  – Since these are the best money makers  so rare to find them .  And when they are listed they are sold extremely quickly.
  • Silver – are about 20% +/- of what comes on the market and they are worth buying and those are what I love to sell as they hold the value when the market goes down and when the market is hot they yield maxim appreciation ,
  • Bronze – These are commonly available and this is what I do not like to sell, they form about 80% of the properties that are active in the market , if the market goes down you can loose on the value and if the market goes up it does not appreciate as a silver or gold or platinum would

Always remember it is not how long you wait or how fast you buy will determine your success , it is knowing what is valuable and willing to act quickly that will determine your success in buying the valuable property , lots of buyers do not know the difference between gold and bronze , (they look the same ) but they are not at all
and when sellers invest in the wrong property and would be willing to renovate the bronze home they bought it will not yield maxim appreciation
and perhaps a loss in their equity (the property will not yield back as you are investing in the wrong property)
